STRATA MANAGEMENT

The Strata Manager is typically delegated the role of Secretary and Treasurer of the CLE Owners Corporation by the Executive Committee to undertake and administration, maintenance and financial duties. The Strata Manager is your point of contact regarding levy enquiries and payments and common area maintenance requirements. The Strata Manager is also the conduit to the Executive Committee for all correspondence and will issue notices to owners on behalf of the committee including levy notices and breach of by-law letters.

THE EXECUTIVE COMMITTEE

The Executive Committee is made up of between 3 to 7 Unit owners. All owners have the option to be on the Executive Committee which is elected annually at the AGM. The Executive Committee manages and administers the common property, establishes and manages the annual finances and 10 year sinking fund, sets out owners contributions each year, and ensures the rule of CLE are observed.

STRATA MAX ONLINE

LINK Strata Management use a dedicated strata management software package called StrataMax. The StrataMax Online Portal enables you to securely view and print information about your Owners Corporation 24 Hours a Day, Seven Days a Week, anywhere at any time.
A User Account is required to access your personal Online Portal. This information is provided to owner by LINK Strata Management. Should this information be required again, please contact LINK Strata Management.

WHAT IS AN OWNERS CORPORATION

An Owners Corporation means a Body Corporate which is incorporated by registration of a plan of Subdivision within the ACT Land and Planning Authority. All lots within your Plan of Subdivision and the Common Property make up your Owners Corporation. When you purchase a unit within an Owners Corporation you become a member of the Owners Corporation and will have ongoing obligations to the Owners Corporation whilst you remain an Owner.

PRIVATE PROPERTY

Your Unit (Lot) and your car park, as shown by the lot boundary on the plan of the Subdivision, are your responsibility to maintain (see Building Plan Attachment).

COMMON PROPERTY

Common Property means land shown as Common Property on a plan of Subdivision. This is all the area within the Plan of Subdivision, which is not contained within the boundary of a private lot. The Owners Corporation is responsible for the administration and repairs and maintenance of the Common Property. At CLE the Common Property is made up of all external garden areas and walkways up to the property boundary, visitor parking, any external lighting located on Common Property and other areas as defined on the Plan of Subdivision

OWNERS CORPORATION LEVIES

Your strata levies are determined each year at an Annual General Meeting. Levy notices are issued to all owners on a quarterly basis and are generally due on the first day of May, July, October and January of each year. Notices are issued prior to the due date.

LATE PAYMENT AND INTEREST

Non-payment of levies by the due date may result in penalty interest calculated on a daily basis and cost recovery where appropriate

ANNUAL GENERAL MEETING

Each year the Owners Corporation holds an Annual General Meeting to plan for the following year. Annual General Meetings will be held as soon as practicable after the end of the financial year. All unit owners are invited to attend and you will receive an invitation closer to the date. The financial year for the complex is 1 February to 31 January (dates remain the same each year).

REPAIRS AND MAINTENANCE

Common Property repairs and maintenance issues together with the relevant information should be reported in writing to the Strata Managers.

TENANTED PROPERTIES

If you intend to rent your property, we ask that you complete and forward the owner’s update form to the Strata Managers. They will record your Property Manager details as the point of contact for any building matters that may arise. You need to ensure that your tenant is aware of the obligations to comply with the House Rules and that the Property Manager provides a copy of the rules to all new tenants when a tenancy agreement is signed.
